Vistura Realty Commission Saving Disclaimer

All commission discounts or credits are contingent upon the signing of an exclusive agreement with a Vistura Realty Agent.

Seller’s Commission Savings Discount
The Seller’s Commission Savings Discount applies only when the seller signs an Exclusive Residential Listing Agreement.

  • The seller’s discount is based on a reduction of the Vistura Realty selling agent’s contracted commission from 2.5% to 2% or a maximum of $20,000, whichever is lesser. Savings start at $2,500 for a $500,000 listing and go up to $20,000 for a $4,000,000 listing. Please contact us for additional terms that may apply.
  • The listing fee savings are subject to the final purchase price, as outlined below. Any buyer’s agent fee that the seller opts to cover is not included. The listing fee may increase by up to 2.5% of the sale price if the buyer is unrepresented. Listing fees and maximum savings are subject to change.

Seller Savings Schedule:
$4 Million Plus = $20,000 Maximum Seller Savings
$3 Million – $3,999,999 = $15,000 Seller Savings
$2 Million – $2,999,999 = $10,000 Seller Savings
$1 Million – $1,999,999 = $5,000 Seller Savings
$750,000 – $999,999 = $3,750 Seller Savings
$500,000 – $749,999 = $2,500 Seller Savings

Buyer Commission Credit:
The Buyer’s Credit is available only to clients who have signed a Buyer Representation & Broker Compensation Agreement.

  • The buyer’s credit is based on a reduction of the buying agent’s exclusive Buyer Representation & Broker Compensation Agreement commission by 0.25% of the final home purchase price, contingent upon the seller’s willingness to pay the buyer’s agent commission. The buyer’s credit starts at $1,250 for a $500,000 final home purchase price and goes up to $10,000 for a $4,000,000 final home purchase price. The credit has a maximum limit of $10,000 and is conditional on the seller’s approval of the buyer’s agent commission. Please contact us for additional terms that may apply.
  • The credit is available only to customers who sign an exclusive Buyer Representation & Broker Compensation Agreement (BBA) hiring a Vistura Realty agent as their buyer’s agent before any home tours with a Vistura Realty Agent.
  • Buyers must enter into a contract to purchase a property within 180 days of signing a BBA hiring Vistura Realty as their buyer’s agent.
  • The compensation earned by the Vistura Realty Agent must be at least 2% of the property’s final sale price at closing or $10,000, whichever is greater.
  • Vistura Realty must earn the full buyer’s agent commission on the transaction.
  • The credit is subject to cancellation if the Vistura Realty commission must be shared with additional parties.
  • Buyers must not be bound by any BAA or any other agreement to be represented as a buyer by a non-Vistura Realty real estate broker, agent, or salesperson.
  • The credit is subject to lender and seller approval.
  • This offer is valid for a limited time and is subject to change.

Buyer Credit Schedule:
$4 Million Plus = $10,000 Maximum Buyer Credit
$3 Million – $3,999,999 = $7,500 Buyer Credit
$2 Million – $2,999,999 = $5,000 Buyer Credit
$1 Million – $1,999,999 = $2,500 Buyer Credit
$750,000 – $999,999 = $1,800 Buyer Credit
$500,000 – $749,999 = $1,250 Buyer Credit
$499,000 or below = $0 Buyer Credit

Selling & Buying Commission Credit
The Seller’s Commission Savings Discount and Buyer’s Credit apply only when the client signs both an exclusive Residential Listing Agreement and a Buyer Representation & Broker Compensation Agreement.

  • Clients can save up to $30,000 when selling and buying a home with a Vistura Realty Agent within the seven counties of Southern California (Los Angeles, Ventura, Orange, Riverside, San Bernardino, Imperial, San Diego). Savings and credits are based on a reduction of the Vistura Realty Agent’s selling and buying agent’s contracted commission by 0.5% on the Residential Listing Agreement and 0.25% on the buying agent’s commission. The maximum discount is $30,000, conditional on the seller’s approval of the buying agent’s commission. Please contact us for additional terms that may apply.
  • The listing discount is only applicable if you also buy with Vistura Realty within 180 days of closing on your Vistura Realty listing. If you sell first, you will initially receive a 0.5% discount, reducing the 2.5% listing fee to 2% or $20,000, whichever is lesser. An additional 0.25% will be reduced from Vistura Realty’s Buyer’s Agent Commission on your home purchase, with the seller’s approval, for a maximum credit of $10,000.
